1. Allow Easy Access to Your Entire Home
The inspector is going to want to see everything when they get to your house. This includes your attic, and basement if you have them. Make sure that you have it set up so that the inspector can easily check these areas. Don’t make it difficult for them, remember that safety is also a concern. If you haven’t accessed the attic or basement in a long time, check out the stairs and entry ways to make sure that they are safe.
2. Keep the Utilities On
One mistake that people make when preparing for a resale inspection is turning the utilities off, or forgetting to turn them back on if they are already off. This is because the inspector will need to check things like your dishwasher, furnace, air conditioning, etc. If these things cannot be checked because the utilities are off, then the inspector is probably going to reschedule, and their time and the buyer’s if they were present, has just been wasted.
On a similar note, also make sure that you keep your pilot lights are kept lit. Many home inspectors will not turn them on as they don’t have insurance to cover that kind of scenario. This could delay things with a buyer since without the pilot lights it will be impossible to check certain items like the hot water heater and stove. In fact, the inspector may even charge the buyer extra if they have to make another trip to check these things.
3. Clean Your House
This is a simple one, but important. First impressions are everything. You don’t want to make a bad impression by presenting a dirty, unkempt house to the inspector. Clean the interior by vacuuming, dusting all surfaces, and mopping tile floors. The outside of the house will need to be cleaned as well, so rake any leaves, cut the grass, and make everything presentable.
4. Prepare to Be Away For Awhile
Potential buyers can get nervous when the owner is around, so many inspectors like to do the inspection with only the buyer present. This means you should plan on being away from the house for awhile when it is being inspected. This usually takes several hours, sometimes three or more, so it can be wise to plan on spending the day somewhere else. See a movie, visit a friend or relative, or go have some fun at a sporting event. There are many things that you can do to take your mind off of the inspection while it is going on.
